‘Hot properties.’ Six new self-storage facilities to be built in the Bradenton area

Massive self-storage units seem to be everywhere in the Bradenton area these days and more are coming.

Developers recently filed paperwork with Manatee County Development Services to build three more within a two-mile span off State Road 64 East:

Largo Lifestorage plans to build a three-story, 132,500-square-foot facility at 911 64th St. Ct. E., on the southwest corner of Interstate 75 and S.R. 64 near Wendy’s.

Core Suncoast LLC plans to build a three-story 89,910-square-foot facility at 8030 State Road 64 E., across the road from a Dairy Queen.

Stor All State Road 64 LLC plans to build a 68,124-square-foot unit at 9408 State Road 64 E., across from Haile Middle School.

“These are hot properties. There is going to continue to be a demand for self-storage units,” Mike Snipes, an economics instructor at USF Sarasota-Manatee, previously told the Bradenton Herald.

The boom in self-storage units has been driven by the influx of new residents and the nationwide run-up in the housing market.

Driven in large part by the COVID-19 pandemic, that boom has only recently shown signs of cooling due in part to rising interest rates. But the conventional wisdom is that Florida will continue to be an attractive location for retirees and working people who can often work remotely.

The boom in housing and self-storage is not unique to Bradenton. In 2020, Forbes reported that the self-storage industry is recession-resistant and that investors are flocking to it.

In 2018, Midgard Self Storage Bradenton FL, LLC, paid $18.4 million for a pair of self storage facilities located at 8785 State Road 70 and 5246 Lena Road in East Manatee. The sale was believed to have been a record at the time.

Other self storage projects

Other self storage projects which have recently come before Manatee County Building Services but have not yet been built:

Hide Away Storage Parrish, 12129 U.S. 301 N., Parrish, with 106,117-square-feet of mini-warehouse space.

Lorraine Self-Storage, 5906 Lorraine Road, with a 76,560-square-foot mini-warehouse and accessory outdoor storage for recreational vehicles and boats.

A three-story, 120,000-square-foot self-storage facility and a commercial out parcel for retail use on 8.16 acres west of 30th Street East, south of 44th Avenue East and east of U.S. 301, near Manatee Charter School.
