Here’s what’s going in a new 3-story building proposed next to Manatee Charter School

More urbanization is coming to an area south of Bradenton that until the recent past was used as cattle pasture.

A three-story, 120,000-square-foot self-storage facility and a commercial outparcel for retail use is planned on 8.16 acres west of 30th Street East, south of 44th Avenue East, and east of U.S. 301.

The next-door neighbor to the planned self-storage building is Manatee Charter School, which opened in 2012. Just across the street from the proposed development is Providence Orthodox Presbyterian Church.

The property owners are seeking approval of a general development plan with rezone.

On the north side of 44th Avenue East, site work is underway on a town home community. A Miami Beach company, Mas Development Corp., filed paperwork with Manatee County in March 2021 to develop 35.88 acres at 3806 30th St. E. as a 310-unit town home community called Braden Pointe, the Herald previously reported.

The charter school, the town home development and the proposed self-storage building are all on land previously used to graze cattle.

The owner of the oblong-shaped property proposed for a self-storage building is listed on the Manatee County Property Appraiser web site as B & H Cattle Company, 1206 Manatee Ave. W., Bradenton.

The construction of self-storage units is yet another byproduct of the surge of new residents.

Mike Snipes, an economics instructor at USF Sarasota-Manatee, previously said that the self storage phenomenon is a classic example of supply and demand related to the housing boom.

“We have so many houses changing hands now,” Snipes said. New residents and current residents changing houses often need a place to store their belongings while they are in transition, a process that can take months.

“These are hot properties. There is going to continue to be a demand for self-storage units,” Snipes said in 2021.

The influx of new residents from high-tax states has helped drive the median price of existing single-family homes to levels unimagined a few years ago. In February, the median price rose to $478,000 in the Bradenton area.

Rising home prices and rental rates have put the squeeze on many families, including those with jobs considered essential, such as police officers, teachers and health care workers.

The soaring price of housing for buyers and renters has become a crisis, Bemetra Simmons, president and CEO of the Tampa Bay Partnership, recently told a gathering of Manatee Chamber of Commerce and Bradenton Area Economic Development Corporation members.
