Another development planned for Moccasin Wallow Road. It will have lots of company
The development bingo card that is Moccasin Wallow Road seems to be rapidly filling up.
The latest dots to be connected are for a 50-acre parcel near Robinson Gateway Project and Del Webb BayView called McClure MWR Mixed Use Development at 8670 Moccasin Wallow Road.
Proposed for the McClure property are 360 multi-family units, 276,700-square feet of retail/commercial space, and 45,000-square-feet of office space.
“This project is currently in version one of the completeness review with a due date for staff comments on or about July 6,” county spokesman Nick Azzara said in an email.
Neither the county planning commission nor the county commission have made any recommendations on the proposed development of grazing lands.
McClure Properties Ltd. owns 97.25 acres at the location, appraised at $1,492,926, according to the Manatee County Property Appraiser’s web site.
With more than 20,000 homes planned for Parrish and the North River area, it has become one of the most rapidly changing parts of Manatee County.
Del Webb BayView is planned for 950 homes on about 500 acres at the intersection of Moccasin Wallow Road and Carter Road, north of Palmetto and west of Parrish.
The Robinson Gateway Project, located between the McClure property and Interstate 75, is planned for 542 residential units, 900,000 square feet of retail space, 600,000 square feet of office space, a 1,750-seat movie theater and 350 hotel rooms. Also planned is about 40 acres of open space and parks.
In 2015, the Manatee County Commission approved plans for the Robinson Gateway Project for the northeast corner of Interstate 75 and Moccasin Wallow Road. A request for approval for the first phase of construction is now working its way through the county permitting process.
Also planned near Robinson Gateway is Parrish Lakes, which would bring 3,300 homes, 400,000 square feet of retail and office space, and a mixed-use residential town center to be built over 20 years, according to documents filed in 2015 with Manatee County Building and Development Services.
Florida Land Management of Brandon is proposing to build Parrish Lakes on 1,155 acres south of Moccasin Wallow Road and north of Erie Road.
North River Ranch, also located on Moccasin Wallow Road, is planned for about 5,000 homes on 2,600 acres of former pasture and farmland land.
Developer John Neal, president of Neal Land & Neighborhoods, has said that as many as 28,000 people could eventually call North River Ranch home.
The rapid growth along Moccasin Wallow Road and northward to Buckeye Road has raised concerns among Parrish residents about infrastructure to serve all the new growth.
Moccasin Wallow Road is still primarily a two-lane country road.
