310-town home project could be coming to grazing land south of Bradenton
More of the pasture land closest to Bradenton that ranchers have leased for years to graze their cattle may soon be developed for home sites.
A Miami Beach company, Mas Development Corp., has filed paperwork with Manatee County Building and Development Services, seeking final site plan approval to develop 35.88 acres at 3806 30th St. E. as a 310-unit town home community.
The town home project, called Braden Pointe, would extend from 38th Avenue East in the north to 44th Avenue East in the south and from U.S. 301 in the west to 30th Street East in the east.
Just to the south of project is Manatee Charter School, on the south side of 44th Avenue, which was also built on former pasture land. The Highland Ridge subdivision is located to the east of what could become Braden Pointe.
In 2007, rancher Lee Sly told the Herald he had been leasing property in the vicinity of U.S. 301 and 38th Avenue East for about a dozen years.
“I use no pesticides, no wormer, no fertilizer, no chemicals,” Sly said at the time of raising grass-fed cattle in the area.
The Braden Pointe property includes 4.3 acres of lakes and 2.48 acres of wetlands.
The town homes would be constructed in four-unit, five-unit, six-unit and eight-unit buildings. The maximum building height would be 35 feet, according to documents filed with the county.
Morris Engineers of Lakewood Ranch prepared the preliminary plat, dated Dec. 11, 2020, that was submitted to the county.
A call to Alan Benenson, president of Mas Development Corp., for comment was not immediately returned.
