New Manatee County housing market report reveals buyer leverage. What it means

The latest housing market report for Manatee and Sarasota counties indicates the area is in a buyer’s market.

According to the Realtor Association of Sarasota and Manatee, median sale prices fell this June compared to June 2024, while inventory numbers remain high.

“We’re seeing a clear shift in the market dynamics, with median sale prices continuing to decline and homes spending more time on the market,” RASM President Debi Reynolds said in a news release. “Buyers now have more leverage, and sellers must adjust accordingly.”

There were 3,196 active listings for single-family homes in Manatee County at the end of June, which represents a 5.2-month supply of inventory. The active listings mark an increase of more than 600 active listings compared to June 2024.

The median time to contract and the median time to sale are 56 days and 109 days, respectively, in June.

The median sale price fell 15.2% year-over-year, with single-family homes selling for $440,000 compared to $518,950 in June 2024.

Townhouses and condos

The median sale price for townhouses and condos in Manatee County fell 9.2% to $312,900 year-over-year. Active listings rose 22% to 1,623 in June, marking a 7.4-month supply of inventory.

Manatee County had 233 townhome and condos sold in June 2025, a 5.3% decrease year-over-year.

“The condo and townhome market is showing more resilience in pricing compared to single-family homes this month, but sales cycles are stretching, and inventory has grown significantly compared to 2024,” Reynolds said in the news release.

Price negotiating

According to the report, buyers have leverage in price negotiations with the median percent of original list price received for both single-family homes and the townhouse/condo market consistently being under 95%.

It was 94.3% for single-family homes in Manatee County for June 2025 and 92% for townhomes and condos.

Sarasota County

In Sarasota County, the median sale price for single-family homes dropped 8.1% to $455,000 for June. Inventory levels went up 23.2% year-over-year to 3,955 active listings to mark a 6.3-month supply of inventory.

Sarasota County townhouses and condos saw median sale prices fall 3.2% year-over-year to $371,750. There is an 8.3-month supply of inventory.
