New Parrish subdivision has its first homeowners. One day, there could be 6,000 more
North River Ranch, planned for 6,000 homes to be built over a 20-year period in Parrish, has its first 13 homeowners.
The master planned community by Neal Land & Neighborhoods, is the largest of several neighborhoods planned or under construction in the Parrish area. An estimated 25,000 homes are already approved for construction, or are in the approval process for the Parrish and North River areas of Manatee County.
Completion of the Fort Hamer Bridge in 2018, accelerated development in the Parrish area, while creating a new set of traffic problems for residents who live along Upper Manatee River Road.
Centex, a homebuilder within North River Ranch, opened the first two model homes in the development. North River Ranch is located north of Moccasin Wallow Road and west of U.S. 301.
All 13 Centex home sales had an average selling price of $300,000 and range from three to four bedrooms and two or three bathrooms. The homes average 2,200 square-feet. The sales are part of phase one of the community, which will include 769 single-family homes and townhomes across two neighborhoods.
“Considering the majority of these home sales occurred before the community had model homes formally open for viewing, we’re extremely encouraged by these sales,” John Neal, president of Neal Land & Neighborhoods, said in a press release. “Now that the first model homes are open and future pre-selling about to begin, we expect sales will increase even more.”
The two Centex model homes, the McNair and Hanover models, are now open for tours, both virtual and in-person. Both are filled with natural light, modern-style finishes and open-concept layouts and show one and two-story options.
Additional model homes by multiple homebuilders are expected to break ground within the next 45-60 days.
“We intend to emphasize family life in this community, It has a great location, two new schools underway (North River High School and Elementary School AA) and the possibility of a new middle school and other place-making amenities,” developer Pat Neal said in 2018, when plans for North River Ranch were first announced.
(The high school has been renamed as Parrish Community High School.)
At that time, Neal had already constructed more than 13,000 homes in Southwest Florida, and North River Ranch would be his single largest project.
“This is the biggest property that John Neal and I have created. North River Ranch will be gorgeous, have the Neal attention to detail, physical beauty, landscaping, place-making and a beautiful physical environment,” Neal said in 2018.
Neal Land and Neighborhoods, headed by John Neal, owns several thousand acres of land on which it is permitted to build 9,000 homes and mixed-use and commercial and retail space.
