Beachfront home sells for $4.5 million
The recent $4.5 million sale of a 6,483-square-foot beachfront home at 102 Mangrove Ave. marked the highest price paid for a single-family home on the island this year – and possibly ever.
Jason Sato of Sato Real Estate, 519 Pine Ave., Anna Maria, brokered the sale that closed Oct. 20.
“I grew up on the island and have worked in real estate for 15 years. I don’t recall another house on the island selling for more. We were under contract at least four months,” Sato said.
It was the second-highest sale price for a single-family home in Manatee County this year. A home in Lakewood Ranch’s gated Lake Club community sold for $4.6 million in February.
The Anna Maria property was on the market for 131 days until it sold. The selling price was 9.91 percent lower than the listed price, according to realtor.com.
“It’s a beautiful piece of property,” Sato said.
Rodney and Kimberly Hammonds plan to live on the property. The sellers were Sam and Julie Pakbaz, according to Manatee County records.
The house sits on two lots with 114 feet of beach frontage, and has four bedrooms and 5 1/2 baths. The house was constructed by Whitehead Construction in 2008.
