Status Update: SRQ Commerce Center II
Another big box of industrial warehouse has more tenants running Benderson Development Co.’s way.
The University Park developer has finished months of construction on the latest addition to its SRQ Commerce Park warehouse product on U.S. 301, a 71,000-square-foot building simply dubbed SRQ Commerce Park II. A follow-on to more about 350,000 square feet of Class A warehouse space the company built in 2013 and 2014 on 25th Court East, the new warehouse already has commitments from tenants to lease about two-thirds of the available space.
A standalone building on about 9 acres at 7450 26th Court E., SRQ Commerce Park II came to market quickly. Manatee County records show that its construction permit was approved early last summer.
Larry Fineberg, Benderson’s executive director of industrial, office and warehouse leasing, said his company has signed tile maker Daltile to take about 35,000 square feet for its showroom and distribution center. Daltile currently operates out of a smaller building at 8121 25th Court E. It is still preparing its space in the new Benderson building.
The second company to sign into the new Benderson building is United Refrigeration. About 20,000 square feet remain to be leased.
SRQ Commerce Park II is a near copy of the slightly older Benderson buildings to the south. Built with concrete tilt walls topped with a truss-supported metal roof, it features 28-foot interior ceiling heights. Out front, large glass windows and doors give tenants areas that can be built into offices and showrooms. The back of the building features dock-height truck loading doors.
Benderson designed the building in-house and built the structure. It is also the owner and landlord for the building.
In the near future, Benderson will be building even more high-end industrial warehouse space. It plans to build about 500,000 square feet of warehouses on Fruitville Road near Colburn Road. Another warehouse development measuring as much as 2 million square feet is planned for construction in the Ellenton area near Interstate 75, according to Fineberg.
Fineberg said about a half-dozen potential lessees are considering space at the two phases of SRQ Commerce Center.
