London Bay's Grandview bringing condos to The Lake Club in Lakewood Ranch

LAKEWOOD RANCH -- The Lake Club, one of East Manatee's most expensive neighborhoods, is going condo.

Naples builder London Bay Homes plans to build 248 townhouse-style lakefront condos in a new section of the community. According to paperwork filed with Manatee County this week, the new neighborhood will consist of a Q-shaped circle of 56 two-story condo buildings around a central lake.

The condos are a departure from the gated, Tuscan-themed Lake Club. That community features single-family homes that typically sell for at least $1 million. Some of the largest homes in The Lake Club measure in excess of 10,000 square feet. Streets and homes are located along a winding, canal-like set of lakes.

Named Grandview at The Lake Club, the new condo neighborhood is an extension of the first few phases of the single-family portion of the community. John Gleeson, London Bay's vice president, said his company anticipates breaking ground on the 139-acre project in late summer or early fall.

London Bay is a luxury builder that builds about 50 homes a year. It currently has homes for sale and under construction in The Lake Club and The Founders Club in Sarasota County. Gleeson said Grandview will be built out in five to eight years.

London Bay homes in The Lake Club range in price from about $1.2 million to $1.5 million.

The company has not yet priced its Grandview product. Those units will be marketed as coach homes and townhomes and will range in size from about 1,800 square feet to 2,300. Individual buildings will contain three, four or six units each.

Gleeson said they will be built to a level of finish the company has become known for.

"They will be luxury homes

by London Bay," he said.

Most of the Grandview units will be built around a 45-acre lake at the center of the property.

"The views into the lake that most of the units will have will be amazing," Gleeson said.

London Bay is still finalizing design and marketing details. The style of the community is expected to either be casual Mediterranean or coastal contemporary. The architect designing the Grandview homes is Curtis Gaines Hall Jones Architects of Tampa

London Bay has not yet purchased the Grandview property from Lakewood Ranch master developer Schroeder-Manatee Ranch. Gleeson said the company will likely complete that transaction in April or May.

The company has already started some preselling activity.

Early names of interested buyers on the list include several homeowners in the The Lake Club.

Grandview will be bounded by Lorraine Road to the west, University Parkway to the south, The Masters Avenue to the north and Lake Club Boulevard to the east. According to plans on file with the county, the primary access to the condo community will be from Lake Club Boulevard.

It will be one of several new luxury condo developments coming to Lakewood Ranch.

Two others are slated to be built near the community's main street, with one sited for the shore of Lake Uihlein and the other near Lakewood Ranch Cinemas.
