New hotel on U.S. 41 seeks approval from Manatee Planning Commission

MANATEE -- A 110-room Home2 Suites by Hilton planned for U.S. 41 and University Parkway may pass its first hurdle Thursday.

At Thursday's Manatee County Planning Commission meeting, the board could recommend approval for a preliminary site plan to construct the four-story hotel on approximately 2.47 acres on the west side of U.S. 41 and just north of University Parkway. The commission could approve the preliminary site plan for the 59,446-square-foot hotel at the March 3 Land Use meeting.

The site, which is in the Urban Infill Redevelopment Area, is also at an entranceway of the county, requiring special approval, according to agenda materials. The hotel would be adjacent to the University of South Florida Sarasota-Manatee.

Previous commissions have approved development on the site but the approvals have since expired.

In March 2000, the county commission approved

a rezone and a Preliminary Site Plan for a 115-room hotel, which became the Hilton Garden Inn, a 4,550-square-foot restaurant and a 6,000-square-foot restaurant. But only the Hilton Garden Inn was constructed prior to the approval's expiration. In March 2007, the commission approved a Preliminary Site Plan for 11,995-square-feet of restaurant, retail or office uses in two buildings. The buildings were not constructed and the approval expired on Jan. 21, according to the agenda materials.

Also on Thursday, the planning commission could recommend for approval:

A rezone to Planned Development Residential and a Preliminary Site Plan for the Indigo Subdivision, adding 137 lots for a new total of 590 lots for single-family detached and semi-detached residences. In February 2015, 453 lots were approved. The additional 49.32 acres, which is located on the east side of White Eagle Boulevard and north side of 44th Avenue East, would be added to an already rezoned 151.32 acres for a total 200.64 acres, according to agenda materials. Neal Communities and Schroeder-Manatee Ranch are among the project's applicants. The commission is expected to take action on the issue at March 3 Land Use meeting.

A Preliminary Site Plan for a 158-unit residential project on 43.74 acres located south of State Road 70 East, on the east and west sides of 37th Street East and north of 39th Street East, according to the agenda materials. "The project proposes two lot sizes and housing types. A 'new urbanism' design is proposed in the eastern center portion of the site," according to agenda materials.
