Jimmy Buffett-style community on its way to Perico Island
The Margaritaville vibe is on its way to Manatee County.
Minto Communities and hospitality brand Margaritaville Holdings are teaming to develop a Jimmy Buffett-style community that will feature 132 residences and a new marina at the Harbour Isle development on Anna Maria Sound.
The One Particular Harbour project will be similar to those in Daytona Beach and Hilton Head, South Carolina, recently announced by Margaritaville Holdings, which bills itself as America’s leading lifestyle escapism brand inspired by the lyrics and lifestyle of its founder.

Featuring Margaritaville’s relaxed, coastal-inspired design, the One Particular Harbour residences will be located in Marina Walk, the third neighborhood in Harbour Isle, and range from 1,483 to 1,650 square feet. They will be priced from the high $400,000s, and floor plans include two and three bedrooms.
“The Marina Walk residences on One Particular Harbour will provide owners with walkable access to boating, dining and entertainment on Florida’s last private island in one of the most iconic Gulf Coast settings,” said William Bullock, senior vice president of Minto Communities. ”There is no other place like it.”
The marina will include 55 wet slips and 128 dry slips, and up to 30,000 square feet of commercial space with restaurants, entertainment and shops. Construction on the marina is slated for completion in spring 2018.
Margaritaville Holdings has nine resorts/hotels across the southeast and the Caribbean, in addition to 20 locations in active development; four gaming locations; and more than 60 food and beverage locations.
Minto’s 220-acre Harbour Isle community, located at 12300 Manatee Ave. W., also includes the Mangrove Walk and Edgewater Walk neighborhoods.
All owners will have access to Harbour Isle’s Beach Club, which includes a fitness center, the Sky Bar Lounge, the Cabana Bar and beach access for launching kayaks and paddleboards.
