Development on State Road 64 between Interstate 75 and Lakewood Ranch Boulevard continues as plans for a roughly 50,000-square-foot retail center progress through county approval.
Floridian Properties Inc., a company represented by Bradenton law firm Harrison and Kirkland, owns five parcels of land totaling nearly 10 acres east of Interstate 75 on State Road 64. The company, under the name Floridian Properties LLC, began filing plans in May for a retail center, including a “full-service car wash, general retail and casual sit down restaurant, and related infrastructure,” according to Manatee County records.
There is no indication of brand specifics for the restaurant, car wash or retail spaces in the plans. Floridian Properties purchased three of the parcels in May 2007 for $4.2 million.

The development would be split between two buildings, according to the submitted preliminary site plans. The smaller of the two buildings, a 5,000-square-foot retail building, will be built across from Carlos E. Haile Middle School. A more robust 46,000-square-foot building will be constructed just east of the smaller structure. The commercial subdivision will bring with it 194 parking spaces.
Representatives from Harrison and Kirkland could not be reached for comment.
Plans also were recently filed to build a Taco Bell just west of the Floridian Properties Inc. development. In September, Lakeview Associated Enterprises Phase 1 submitted a land development application to build a 2,500-square-foot Taco Bell restaurant with 30 parking spaces and a drive-thru at the corner of Heritage Green Way and State Road 64.
Beyond a RaceTrac gas station at the corner of State Road 64 and Lena Road and a Suncoast Oil convenience store just west of Lakewood Ranch Boulevard, the Taco Bell and retail center developments will populate the fairly sparse area immediately east of Interstate 75.
