Developers of River Club Park of Commerce are seeking final site plan approval to add 247 multi-family and single-family attached units totaling 291,244 square feet on 77 acres south of State Road 70, just east of Interstate 75.

The new housing is Phase II of a previously approved development near other multi-family housing in the area, said Barney Salmon, Manatee County principal planner for the project.

A clubhouse and tennis building are among the amenities planned for the project.

The new housing would join existing housing at Ranch Lakes Apartments, just south of a shopping center, which is anchored by a Walmart Supercenter, a Texas Roadhouse and a Hungry Howie’s Pizza.

River Club Park of Commerce is a mixed-use development that allows restaurants, banks and retail outlets, as well as residential housing.

Ten years ago, Manatee County commissioners approved an agreement with the developer at that time, Casvak River Club LLC, of Columbus, Ohio, allowing the development of six acres of a wetland in exchange for a donation to the county of nearly 173 acres of pristine waterfront property along the Manatee River south of Parrish, the Herald previously reported.

The acreage along the river became Twin Rivers Preserve at Gamble Creek Waterfront Ecological Sanctuary.

Manatee County staff have until Wednesday to complete their comments on the latest requested development at River Club Park of Commerce.

River Club Park of Commerce is located to the west of Lakewood Ranch and the Braden Woods neighborhood.

The owner, River Club Holdings LLC of Cambridge, Mass., plans to leave 38 1/2 acres of open space, about eight acres more than required by Manatee County, according to the application filed with the county.

Engineering for the project is being done by Shroyer Drapala Engineering of Bradenton.

Neither the developer nor Shroyer immediatelely responded to requests for comment.
