Are home sales rising in Manatee County? What the latest numbers show

More people bought houses in April, according to the latest Realtor Association of Sarasota and Manatee’s housing market report.

Both counties saw increased sales activity in April compared to April 2025, while active listings declined year-over-year and pricing stayed relatively steady.

In Manatee County, single-family home sales rose 4.8% year-over-year, hitting 704 closed sales in April, according to the report.

The median sale price of $492,500 marked a 6.1% increase year-over-year, while inventory fell 9.9% to roughly 2,900 listings. That represents a 4.6-month supply of homes.

Properties needed a median of 44 days on the market before going under contract and about 88 days to close, the report said.

The condo and townhome market in Manatee County saw a similar trend. Sales increased 12.5% year-over-year, with the median sale price increasing 6.6% to $320,000. Inventory dropped 12.9%, the report said. There are close to 1,600 condos and townhomes under active inventory, which equals a 6.9-month supply of homes.

Condos and townhouses are spending a median time to contract of 60 days and the median time to sale is 103 days.

Sarasota County

In Sarasota County, single-family homes had a 0.9% increase in sales year-over-year, with a 4.3% increase in the median sale price of $490,000. Inventory levels plummeted 26.8% to 3,258 single-family homes. That’s a 4.7-month supply of inventory.

Homes were on the market for a median time of 46 days, while taking about 86 days to close, according to the report.

The condo and townhome sector also had increased sales in Sarasota County. There was an 18.7% year-over-year increase in condo and townhome sales compared to the same month last year.

The median sale price was nearly flat, slipping 0.6% to $337,500, in April. Active inventory dropped 13.3% to 2,300 units, which is a 7.7-month supply.

The median time to contract was 67 days and the median time to sale was 103 days, according to the report.

New pending sales jumped 35.1% year-over-year, the largest gain in any segment for April.

Luxury home market

The $1 million-plus home market had an increase in single-family sales for both Sarasota and Manatee counties. Those sales helped drive an overall increase in average sale prices for April, the report said.

In Sarasota County, the average sale price for single-family homes surged 24.6% to $814,685.
