‘5-story luxury.’ New apartments under construction near downtown Bradenton
Over 100 new apartments are under construction near the Bradenton Riverwalk and the city’s growing downtown arts hub.
The Park Vista Apartments will be a five-story, 154-unit complex at 704 Third Ave. W., according to building records. The site is between the recently opened Herrig Center for the Arts and the Manatee Performing Arts Center, where an expansion is underway.
Corcoran Ota, a Georgia-based architect firm, is leading the apartment project. The company’s portfolio includes several multi-family complexes in the southeast.
“This five-story luxury apartment building runs along the Manatee River and Bradenton boardwalk, with sweeping views of the water, marine life and yacht life,” Corcoran Ota’s website says about the project. “Built with young professionals in mind, this landmark property offers ample amenities, outdoorsy adventures and easy commuting to nearby Tampa.”
NDC Construction is managing construction for the project, which began in November, according to a social media post by the company.
NDC did not respond to the Bradenton Herald’s request for a project timeline.
New apartments coming near Bradenton arts hub
The project was previously managed by Catalyst Asset Management, the Bradenton Herald reported in 2022. A spokesperson for Catalyst told the Bradenton Herald that the company decided not to pursue the project a few years ago.
Now under development by Corcoran Ota, the Park Vista Apartments will add to the block near Third Avenue W. that includes two local arts centers.
“Residents will have access to all the modern amenities, most notably a fifth-story sky lounge and mezzanine with a rooftop terrace that provides unobstructed views of sails and manatees floating by,” the project website states. “The majority of units will be river side, and the most premium will have oversized patios perfect for sharing the vista with friends and neighbors. Several live-work studios are also available on the ground floor.”
The developer said the property’s size made it challenging to provide adequate parking for the apartments, but it was made possible through a land-swap deal with the art center.
The block is also expanding with Sara’s Studios, a $12.6 million, 28,600 square-foot expansion to the Manatee Performing Arts Center.
“This space will be home to educational programs, rehearsal spaces, workforce development opportunities, inclusive arts experiences, and so much more for people of all ages and abilities,” Manatee Performing Arts Center said in a social media post.
