Another affordable housing complex is coming to Bradenton, building records say
A new affordable housing apartment complex could be coming to Manatee County.
The Vista at Poinciana filed preliminary paperwork with the county’s Development Services for a future apartment complex to consist of 108 affordable housing units at 4470 30th St. E., Bradenton. According to building records, the planned development would have 68 one-bedroom apartments and 40 two-bedroom units.
Of the 68 one-bedroom apartments, six would be designated for extremely low-income families at 35% of the area median income. The remaining 62 would be rented to households with 60% of the area median income.
Of the 40 two-bedroom apartments, five are designated for extremely low-income families at 35% of the area median income, while the other 35 would be rented to households with 60% of the area median income.
The median income for a four-person family in Bradenton is $106,100, according to the U.S. Department of Housing and Urban Development, or HUD, in 2025. That year’s median income limits to qualify as extremely low income in Bradenton would be $32,300 for a four-person household.
The average monthly rent rate in Bradenton, as of April, is $1,584 for one-bedroom apartments and $1,926 for two-bedroom apartments, according to national apartment search website RentCafe.com.
Rent rates for the proposed Vista at Poinciana development have not been announced.
According to property records, the proposed development is planned to border Manatee Charter School to its south as well as 30th Street East to its east, U.S. 301 to the west and 44th Avenue East to the north.
The apartment complex will have a clubhouse and 134 parking spaces, according to building records.
