Apartment complex with affordable housing planned for Parrish, records say

A new multi-family apartment complex, with affordable housing units, recently filed its final site plans with Manatee County Development Services.

The proposed development consists of four land parcels totaling nearly 19 acres in the northwest corner of the Fort Hamer Road and Mulholland Road intersection. According to building records, Northbridge Apartments would consist of 300 multifamily units, 460 parking spaces and community amenities.

About 40%, or 120, of the units are designated for affordable housing.

Affordable housing units planned in Parrish

The Northbridge Apartments proposal has plans for 10 three-story buildings with 30 apartments per building. There are also plans for an amenity center, pool and dog park, according to building records.

Atlanta-based Rangewater Development LLC is the developer proposing the project.

Construction, if approved by the county commission, is estimated to begin in July and wrap up 18 months after building begins.

What income qualifies for affordable housing?

Those units will be available to applicants making 81% to 120% of the area median income, according to building records.

The median family income for Manatee County in 2025 was $106,100. The thresholds are based on a four-person family, with low income considered 80% of the area median family income; very low income is 50% of the AMI and extremely low income is the greater of 60% of Section 8 very low income limit or the Department of Health and Human Services’ (HHS) poverty guideline.

The poverty guideline for a family of four in 2026 is $33,000.

The Department of Housing and Urban Development (HUD) is scheduled to release 2026 limits on May 1.

For 2025, the low income family of four limit was $86,100; very low income limit was $53,800 and extremely low income limit was $32,300.
