How did Manatee’s real estate market change in the last year? See the trends
The real estate market for Manatee and Sarasota counties saw substantial shifts in 2025.
The changes include an emerging contrast between single-family and other types of housing.
The Realtor Association of Sarasota Manatee noted the changes in its recently released annual housing report.
Manatee County, for example, saw decreases in the median sales price of all homes, but a sharper decline in the condo and townhouse market, according to the report.
“A lot of headlines consumers read are at the national or state level, and with real estate being hyper-local, those data points don’t give you much true insight into our local markets,” RASM president David Crawford said in a news release. “Even in Sarasota and Manatee counties, as you can see from the year-end data, we truly have multiple markets, not only between single-family homes and condo or townhome properties, but also between resale inventory and new construction coming to market.”
Manatee County single family home sales
In the single-family home sector, Manatee County sales rose 0.5% to 7,521 sold homes in 2025. The median sales price fell 5% to $475,000 and the average sale price dropped 5.6% to $635,041. Inventory reached a 4.3-month supply with 2,687 homes.
Sarasota County had more sales with 8,183 transactions that marked a 9.3% increase from the previous year. However, the increase in sales did not equate to a higher median sale price. That figure fell 6% to $474,700 and the average sale price declined 5% to $682,999.
There’s a 4.7-month supply of single-family homes with 3,211 active listings.
Townhome and condo sales in Manatee County
In the condo and townhouse market, Manatee County closed sales increased 4.8% to 2,719 units with softened prices. The median sale price dropped 8.6% to $310,000 and the average sale price decreased 12% to $347,008.
Inventory remained robust at 1,480 units, which equaled a 6.5 monthly supply.
In Sarasota, the condo and townhouse market cooled in 2025. The median sale price of $325,000 signaled a 15.3% decline. The average sale price saw a bigger drop. That sale price was $514,980 or a 26.7% decrease.
The active inventory remained high at 8.1 months of supply with 2,231 units.
Are homes selling slower?
Homes in all local markets generally took longer to sell compared to 2024, the report said.
The median time to sale in Manatee County for single-family homes was 104 days in 2025, while condos and townhomes had a median time to sale of 115 days. Sarasota County a median time to sale of 99 days for single-family homes and 112 days for the condo and townhouse market.
