Are home prices falling in Manatee County? See the latest trends

Home prices continue to fall in Manatee and Sarasota counties, according to the latest housing market report.

According to the Sarasota and Manatee Realtor Association, inventory growth is slowing and it’s taking longer to sell a house.

In Manatee County, there were 786 single-family homes sold in May. That is a 1.9% decrease year-over-year. The median sale price also declined. Compared to May 2024, prices fell 8.9% to $478,195.

Manatee County ended May with a 5.2-month supply of inventory, with the median time to contract and sale increasing to 52 days and 98 days, respectively.

“In both Sarasota and Manatee, we’re seeing a healthier pace in the single-family segment,” said Debi Reynolds, the Realtor Association’s 2025 president, in a news release. “The market isn’t as frenzied as it once was, but it’s giving everyone — especially first-time buyers — a fairer shot at homeownership.”

Manatee County townhouses and condo sales increased by one unit in May year-over-year. There were 265 townhomes and condos sold last month, but at a median sale price of $313,000. That marked a 13.4% decrease compared to the preceding May.

The monthly inventory supply rose 25.4% to 7.9 months. The median time to contract was 60 days and the median time to sale was 99 days.

Sarasota County housing trends

In Sarasota County, single-family home sales fell 7.3%, with 788 homes sold compared to 850 year-over-year. The median sale price plummeted 12.3% to $465,000.

The monthly inventory supply rose to 6.6 months, a 32% increase. The median time to contract and median time to sale also increased, reaching 51 days and 93 days, respectively.

Trends were similar for Sarasota County townhomes and condos.

There were 342 townhouses and condos sold, which represents a 19.1% decline compared to May 2024. The median sale price dropped 12.8% to $321,020. The median time to contract decreased by two days to 59 days, and the median time to sale increased one day to 102 days.

The monthly supply increased to 9.2 months, a 46% increase year-over-year.

“The condo and townhome market continues to experience price softening, driven largely by higher inventory,” Reynolds said in the news release. “This creates excellent opportunities for buyers, especially those looking for second homes or investment properties.”
