Manatee County continues shifting toward a buyer’s market, according to the latest Realtor Association of Sarasota and Manatee housing report.

Single-family home median sales prices dropped 8.6% in January year-over-year in Manatee County, the report said. That amounted to a median sales price of $480,000. Buyers also had more options, the report said, with a 4.6 month supply of single-family homes in Manatee County.

“While closed sales have increased, inventory growth continues to outpace demand, leading to an extended months’ supply,” RASM president Debi Reynolds said in a news release. “This shift presents opportunities for buyers while emphasizing the importance of strategic pricing for sellers.”

There were 90 more single-family homes — 22.1% — sold in Manatee County in January year-over-year. The median time to contract increased 40% to 49 days and the median time to sale increased 14% to 98 days.

Townhouses and condos

Like single-family homes in the county, townhomes and condos saw a decline in the median sales price. The 172 closed sales in January yielded a $335,990 median sales price, which marked a 6.1% decrease from the same time period in 2024.

The report said townhomes and condos have an 8.0-month supply of inventory. The closed sales was a 7% decline year-over-year. The median time to contract and time to sale increased similarly to single-family homes. Time to contract increased from 47 to 60 days and time to sale increased from 92 to 105 days.

Sarasota County

In Sarasota County, the median sales price dropped for single-family homes, townhomes and condos. The townhouses and condo category saw the sharpest decrease with the median sales price plummeting from $420,000 to $347,000 year-over-year in January.

The median sales price for single-family homes fell $5,250 to $529,750 year-over-year. There is a 6.4 month supply of inventory for single-family homes, with the median time to contract and median time to sale increasing by five and two days, respectively.

Sarasota County townhouses and condos have an 8.5 month supply of inventory, with the median time to contract and median time to sale increasing by 18 and seven days, respectively.
