Creekside Village apartment complex adds more affordable housing units in Bradenton

Manatee County officials voted Thursday to approve a new affordable housing complex just south of State Road 70.

Creekside Village is a 198-unit apartment complex, with 50 of the units set aside for affordable workforce housing below market rates. In public comments submitted to the board, nearby residents said they were against the plan, citing noise, building height and environmental issues.

But board members described the project as “perfect,” noting that it will provide much-needed affordability in an area where additional housing units are needed.

“I like this project. It brings the affordable aspect into the district,” said Commissioner Mike Rahn.

The 24-acre development sits at the end of 58th Avenue East, east of 33rd Street East. The apartment complex is set to bring four two-story buildings and three two-story buildings to the neighborhood.

While neighbors said they were concerned about how the additional housing would affect the environment and their privacy, commissioners spoke highly of the project’s design.

“I think this is exactly the type of infill project that is needed in this area. The affordable housing aspect is really important,” said Commissioner Amanda Ballard. “Clearing out that vacant land and turning it into someplace that is affordable is an absolutely great thing to do. I think it’s perfect for the area.”

“This is a great project in a great location,” added Commissioner George Kruse.

Bob Gause, the planner representing developer On the Creek, LLC, on the project, noted that the builders will also upgrade 58th Avenue East to “bring it up to county standards.”

The Creekside Village apartments will feature a clubhouse, a pool and two playgrounds. According to a staff report, the affordable units at Creekside Village will be reserved for people who make up to $77,000.

Gause did not reveal a construction timeline for the project.

The Manatee County Commission voted unanimously to approve the preliminary site plan for Creekside Village during Thursday’s public meeting. Commissioner Ray Turner was absent and did not cast a vote.
