Premier Sotheby's International Realty coordinates sale of two Manatee County luxury homes

MANATEE -- Premier Sotheby's International Realty coordinated the sale of two luxury homes in Manatee County this week.

One is a four-bedroom, 4 1/2-bath home in The Concession in East Manatee built in 2007, according to Manatee County property records. The 1-acre property, which includes a swimming pool, two custom wet bars, a 100-inch screen home theater and a spiral staircase, sold for $2.5 million.

The other sale is a waterfront home on less than an acre, according to county records. The roughly 4,500 square-foot home is in Manatee County's smallest subdivision, Benatovich-Ditomaso, according to Louis Wery, real estate broker with Sotheby's. The subdivision consists of one other lot in addition to the waterfront home sold this week.

The three-bedroom, 3 1/2-bath home includes a den and an art studio as well as a breakfast bar, a bedroom above the garage and views of Sarasota Bay. The home was built in 2001 and sold for $1.75 million.

Wery said the Whitfield Estates property was on the market for about six months before the first time the property almost sold. The first contract backed out of the sale about ten days before the closing, Wery said. After that, it took less than a month to find another buyer.

"I was pleasantly surprised that the second time it sold so quickly," Wery said. "Usually they (luxury properties) spend a little more time and take a longer time to sell."

Sotheby's has five offices between Lakewood Ranch, Sarasota and Venice, according to its website.
