TALLEVAST -- A proposed new warehousing and light industrial development on U.S. 301 has a slight delay in engineering work to thank for its future.
Late last month, Sarasota commercial builder Jon F. Swift Construction filed a site plan with Manatee County that could put up about 160,000 square feet of buildings starting within a year. To be built on 21 acres in what is now a cow pasture, the Tallevast Commerce Center is a retread of a permitted development that failed to break ground before the onset of the Great Recession.

Jason Swift is thanking his lucky stars. Delayed engineering work for that original planned development prevented the start of construction until after Florida's commercial and residential real estate markets started collapsing.
Swift said the delay gave him time to see where the market is going.
"If we had built then, we'd have a bunch of empty buildings we wouldn't be collecting leases on," he said.
The new plan for the property at 2450 Tallevast Road is for a 10-lot build-to-suit development. Expected projects on the land include warehousing buildings and even a convenience store on the corner of Tallevast and U.S. 301. Swift said his company will do the building.
Located across the highway from Benderson Development's massive SRQ Commerce Center and on the opposite side of Tallevast from a yet-to-be-built, $15.9 million Manatee County transit center, the Swift development fills the last of what was a nearly vacant crossroads just three years ago.
Swift bought the property in 2005 for $2 million at a location he calls an "enviable position" at the intersection.
"Both SRQ and MCAT, once it comes out of the ground, will spur interest in our lots," he said.
Benderson has largely finished construction of its SRQ Commerce Park space at 25th Court East, but plans to build another 80,000 square feet of space nearby. The transit facility has broken ground. Construction will continue into 2016.
