Development of Soleil project underway north of University Parkway

MANATEE -- More residential development is coming to the thriving University Parkway corridor.

Soleil West is set to bring 66 single-family homes to D.R. Horton's gated community in the 8100 block of 27th Street East, complementing the first phase of the Soleil project -- condominiums to the west of the University Groves neighborhood.

D.R. Horton plans to build 184 condo homes at Soleil. Sales are underway and the build out schedule depends on the sales pace for the project, said Darren M. Saltzberg, division president-Tampa/Sarasota.

The developer is seeking approval of a final subdivision plat that will allow sales of individual lots in Soleil West, said Miles Gentry of the Manatee County Building and Development Services Department.

Soleil is expected to offer coach homes starting in the low $200,000s, and single-family homes in the high $200,000s. A coach home usually refers to condominiums in a group of four or eight units in a two-story building. Each has a separate entrance and garage.

Amenities would include a 4,054-square-foot Mediterranean-themed clubhouse; pool; health and fitness center; dog park; bocce ball courts; and community gathering shelter.

Soleil West is planned on 15 acres of vacant land and orange groves.

"We anticipate sales to start March 1," Saltzberg said. "Manatee County is a great county for new homes, especially the southern part of the county. Soleil is in a very attractive location with close proximity to downtown Bradenton and Sarasota, beaches, shopping and dining. The community offers many amenities."

The developer is also touting that Soleil has no community development district or CDD fees.

D.R. Horton has six communities open in Manatee in addition to Soleil and more coming soon.

"Our current communities include Covered Bridge from the low $200s; Prospect Point from the low $200s; Stoneledge from the mid $200s; Rye Wilderness from the low $300s; Legend's Bay from the high $300s and Concession by Emerald Homes, a D.R. Horton Company, from the $990s," Saltzberg said.

The developer's plans for communities coming soon include Crystal Lakes by Express Homes, a D.R. Horton company, from the high $100s in February; Del Tierra by Express Homes from the high $100s; and by D.R. Horton from the low $200s this spring; and Park Place by Express Homes from the high $100s this summer.
