ELLENTON -- A new restaurant planned near the Ellenton Premium Outlets will go before the Manatee County Commission next month, but what it is remains a mystery.
Benderson Development is planning to build a 5,010-square-foot sit-down restaurant on 1.5 acres beside the Ruby Tuesday and Hampton Inn and Suites on 20th Street East.
The site, known as Gershoni Property, needs special approval for projects because it is in a mixed-use future land-use category and entranceway area, designated for land along the Interstate 75 and U.S. 301 interchange. The County Commission will consider the project at 10 a.m. Feb. 16 at the Manatee County Government building, 1112 Manatee Ave. W. The Planning Commission approved recommendation for the project through its consent agenda on Jan. 16.
Parking requirements could be partially exempted. The developer wants 65 parking spaces though 69 spaces are required, but staff recognizes that many spaces cannot be built because of the size of the building. Staff recognized that some diners may be from the hotel and park there.
Never miss a local story.
The name of the restaurant is absent from plans and applications, unusual for project submittal, but something that Benderson Development has done recently for projects including a new Iberia Bank and Achieva Credit Union at Lockwood Commons Shopping Center. No lease agreements between Benderson's WRI Associates are on file for that property.
Benderson Development has not included the name of the restaurant and 5,000-square-foot restaurant is a standard size, and could be anything from a Ja
son's Deli to a Buffalo Wild Wings or Red Robin.
The corridor is already home to chain restaurants Ruby Tuesday, Applebee's and Hungry Howie's Pizza and Subs along with local spots Gio Fabulous Pizza & Martini Bar, Woody's River Roo Pub & Grill and Peach's Restaurant.
If the restaurant gets the go-ahead, Benderson will plant 50 caliper trees off-site because the previous owner removed trees without approval, according to county documents.
Mark Chait, director of leasing-Southeast, for Benderson Development, did not return a call seeking comment for this story.
