MANATEE -- An advisory board endorsed preliminary plans for more than 1,600 new homes Thursday, but it was a proposed self-storage facility that drew the most public attention.
The Manatee County Planning Commission said the county should approve four proposed subdivisions with a combined 1,652 homes, more than half of them on the Palmetto Pines golf course. The board’s recommendations will go before county commissioners for final action next month.
Yet those projects drew less public comment than a 43,284-square-foot self-storage complex southwest of the U.S. 301/Old Tampa Road intersection near Parrish.
Five residents of the Parkwood Lakes subdivision told the board they opposed Xpress Storage’s plans. They cited a litany of concerns, saying the storage facility will worsen existing flooding and noise problems in their neighborhood.
“I don’t think anybody sitting on this board would like to have this in your backyard,” said Richard Renner. He predicted that trucks using the 24-hour facility during early-morning hours will be disruptive.
But Bradenton builder Mike Carter, representing the applicant, contended the complex’s 11 buildings will block noise from passing traffic. He also said the project will improve drainage in the area and that storage facilities get little after-hours traffic.
“I know we can be a good neighbor,” he said.
Board members agreed, unanimously endorsing the facility’s preliminary site plan.
They also supported:
n A preliminary site plan for Canoe Creek, an 896-lot single-family subdivision in the 14300 block of Golf Course Road in Parrish. The subdivision will be built on the Palmetto Pines golf course, which will remain open for the foreseeable future, developer Pat Neal said.
n Preliminary plans to build 475 homes on a 237-acre expansion of Rosedale Golf & Country Club.
n Revised plans for Woodbrook, a 213-home single-family subdivision at the southeast corner of Lockwood Ridge Road and Honore Avenue. The changes add 33 homes but reduce commercial space from 109,300 square feet to 28,800 square feet.
n A preliminary plan for Wilderness Crossing, also known as Maple Leaf, a 68-home subdivision proposed on 37.3 acres at 14641 Upper Manatee River Road.
