Neal, WCI to bring 200-plus homes to 44th Ave. W.

EAST MANATEE -- Two recent land purchases along one road in East Manatee could bring more than 200 homes in the near future.

During the last week in June, homebuilders Neal Communities and WCI Communities put more than $10 million into land for future home sites on 44th Avenue.

Bonita Springs-based WCI purchased 93 lots in The Links at Rosedale development June 30 at the western terminus of the road, paying $7.39 million to Bradenton-based Newton Developments, according to Manatee County land records. The lots are near the intersection of 44th Avenue and Lakewood Ranch Boulevard.

At the east end of 44th Avenue, Lakewood Ranch-headquartered Neal Communities bought little more than 39 acres of grazing land at 4215 Pope Road for $3.2 million June 30. The seller was Loraine B. Riker.

Leisa Weintraub, Neal's vice president of marketing, said the land will be home to a yet-unnamed community. Neal plans to build 120 homes there. Infrastructure work is expected to begin this year, Weintraub said. Access to the community will be on 44th Avenue.

Neal Communities will feature its Cruise line of homes in the new development. The company has previously sold homes from that line in the nearby Central Park development for prices ranging from the low-$200,000 mark. The community will be within walking distance of B.D. Gullet Elementary School.

At The Links at Rosedale, the sale to WCI marks a sellout for Newton Developments. Newton vice president Pat Hogan said his company has sold a total of 445 lots in the development. The latest batch to go received its final plat approval last October and was on the market for six months before the sale.

Other builders buying into The Links are M/I Homes, Ashton Woods Homes and John Cannon Homes.
