Pair of waterfront homes sell in Longboat Key

LONGBOAT KEY -- Two Longboat Key waterfront houses recently sold for nearly $2 million each.

A Tampa bank picked up a Longboat Key house overlooking Sarasota Bay for $2.2 million.

A company registered to USAmeriBank purchased a four-bedroom, four-and-a-half bath home at 6526 Bayou Hammock Road in Longboat Key, closing on the sale June 13.

The 4,631-square-foot home was acquired by Bank of New York Mellon by foreclosure in March after

Jeannette M. Nichol, was listed as incapacitated in court documents.

The family had owned the land since at least 1931, according to land records.

The value of the 1.65 acres was assessed at $1.9 million in 2013, according to the Manatee County Property Appraiser.

The wood frame home, built in 1949, was renovated in 1960, according to land records.

Another home with a view of Sarasota Bay also sold on Longboat Key.

A three-bedroom home on 0.83 acres sold for $1.8 million on June 17, according to land records.

The seller was Jaclyn Prager and the buyer was 5050 GMD Invest Ltd, which is registered to Canadian Wesley Neichenbauer, who maintains a home on Bird Key. Neichenbauer is an investment banker heavily involved with real estate and automobile dealerships in Canada, according to biography listed by a debt protection company where he serves as a board member.

It's likely this three-bedroom home would be razed for another one, as listings for the property said the home has no value because it has not been occupied for years and lacks utilities.

The masonry home was built in 1960, according to land records. The land is valued at $1.5 million, according to the property appraiser.

125 acres sold near Myakka State Park

EAST MANATEE -- A home on 125 acres in the far southeastern reaches of Manatee County has sold for $1.25 million.

Gordon and Leslie DeCou purchased a three-bed, three-bath home with 125 acres from Gary and Kathleen Golub of Longboat Key on June 16, according to property records. The DeCou family used a $1 million mortgage from BMO Harris Bank to finance the deal.

The 2,366-square-foot wood frame home at 31940 Clay Gully Road was built in 1996. It is located just east of Myakka River State Park.

The Golubs purchased the land and home in 2004 for $1.19 million, according to property records, and re-roofed and remodeled the home last year.

Creekwood East building units sold for $1M

EAST MANATEE -- A group of Creekwood East professional building units have exchanged hands for $1 million.

The Creekwood East Office Suites, at 5460 Lena Road, had four units sold to Prayum LLC, registered to Prashant Pandya, an oral surgeon who maintains his practice in the building. Unit 101 in Building 1, along with Units 104-106 were including in the deal, according to the deed.

The sellers, Lambecht LLC, registered to Marilyn and Peter Lane of Sarasota, previously sold a unit to Prayum in 2011 for $440,000, according to land records.
