Upscale assisted living facility planned near Lakewood Ranch

EAST MANATEE -- An upscale assisted-living and memory-care facility is slated to be built on the corner of Interstate 75 and State Road 70 by next summer.

InspiredLiving at Lakewood Ranch, a technologically enhanced senior-living community, will be on 10 acres in the Creekwood development on Lena Road that recently sold for $4 million, records show.

The 98,000-square-foot property will feature a three-story assisted-living residential wing with 79 suites and a single-story memory-care residence with 43 suites.

Steven Benjamin, chief executive officer of Tampa-based Validus Senior Living, the facility operator, says the property's strongest selling point is unparalleled amenities.

"As beautiful as our building will be on the interior, our plan is to have a significant amount of external amenities," he said. "We'll be much more amenity friendly as compared to other competitors in the marketplace."

The community will have a lake spreading across 3 acres, outdoor pool, pet park, walking trails and a covered fishing pier.

Suites will feature the latest technology, including fall-motion sensors and keyless door locks. There will be open floor plans with country kitchens and airy patios.

"I go into every project thinking warm, intimate, friendly," Benjamin said.

The facility, to be completed by July 2015, will target independent seniors in their early 80s with minor medical issues.

With only the Windsor of Lakewood Ranch nearby as a higher-end assisted-living facility, Benjamin said the area is ready for another upscale community.

"Lakewood Ranch is a great demographic. There's not a whole lot of competition," he said. "There was great need in the market. The market can observe it. The market can afford it."

InspiredLiving at Lakewood Ranch will bring between 100 and 125 jobs to the area. Recruiting will begin about six months before opening.

Validus Senior Living operates three other facilities in Florida, including InspiredLiving at Hidden Lakes in Bradenton, Sarasota and St. Petersburg. The company plans to add four other communities in Fort Myers, Sun City Center, Palm Bay and Town 'n' Country.

At least one other assisted-living facility is planned for the area.

Schroeder-Manatee Ranch Inc., developer of Lakewood Ranch, sold a 6.7-acre parcel for $1.3 million to Lakewood Ranch Retirement Residence LLC in March, records show. The property sits on the north side of Town Center Parkway.

Officials at SMR could not be reached for comment about the project Wednesday.
