Concession home sells for $2.85 million

LAKEWOOD RANCH -- A lakeside home in The Concession has grabbed one of the highest sale prices in the Lakewood Ranch area in the past five years.

Located in one of East Manatee's exclusive gated communities, the 8,900-square-foot home and its 1,600-square foot guest house sold for $2.85 million Monday, according to Kelly Taylor, a real estate agent with Keller Williams' Pascerella Group. Holly Pascerella was the buyer's agent on the transaction.

Taylor said the home at 18808 Ganton Ave. went to a buyer who was intent on purchasing that particular property. Taylor did not name the buyer.

"She knew that this was the one she wanted," she said.

Sara Boudarga of One Sarasota Realty Group was the listing agent on the sale.

The home was on the market for 244 days prior to the sale. It was initially listed for $2.995 million.

According to Manatee County records, the previous property owner was Ernest Hodge. Records show Hodge bought the 1.47-acre property in 2011, then built the home and guest house in 2012.

Taylor said the home appealed to "a moneyed buyer," and one who needed a lot of space. The home and guest home have a total of six bed

rooms, six full bathrooms, and three half baths. Outside, the home features a 50-foot-long pool and spa, a putting green and a waterfall with a lily pond.

According to the Multiple Listing Service, one of the largest previous sales was a $3.6 million transaction for a home at 7028 Portmarnock Place in Lakewood Ranch in February 2009.

According to MLS data Taylor compiled, the Lakewood Ranch area has seen 243 sales this year with 13 sales of more than $1 million.
