LAKEWOOD RANCH -- With the purchase of about 400 acres for $23.3 million, Taylor Morrison homes plans to add 800 residences interfaced with a new championship golf course and other wellness amenities to its 450-home Esplanade at Lakewood Ranch.
"It's great to be building this type of community," said Tony Squitieri, vice president of land resources for the builder. "This kind of community hasn't been developed in Florida in five or six years."
Home ownership in the new Esplanade includes bundled golf with the regulation 18-hole course that will be interwoven throughout the home sites. Membership to the club will begin as semi-private, but becomes private after completion, which will eventually also feature a swimming pool, fitness center and spa, according to Squitieri.
"The economy has changed and there is new investing in the housing market. Now the
inventory is limited, so we are able to offer that to customers," he added.
A variety of housing is planned in the new section similar to that in the current Esplanade. Single-family detached houses and low-profile condominiums with floor plans ranging from 1,500 to 3,000 square feet will be available, he said, although no specifics have yet been designed.
"Schroeder-Manatee Ranch was going to sell (the land) to somebody and I wanted to be able to control what was going in there," said Squitieri, himself a resident of Lakewood Ranch. "We're really excited about what we can do with it. I thought this would be a great mix."
Taylor Morrison first purchased the original property for Esplanade from SMR in August 2011, when it planned the first 450 detached villas and single family homes. A special feature is the development's resort approach to amenities including a full-time lifestyle director on site. Facilities include a heated lagoon-style pool and spa, resistance pool, outdoor barbecue space, fire pit, pickleball and bocce courts, all designed to be accessible by golf cart.
The centerpiece of Esplanade is a the luxury clubhouse, complete with fitness and aerobics center, grand ballroom, card and craft room, catering kitchen, billiard room and library.
Miles of walking trails with gazebos crisscross the community, which includes a formal events lawn, a fitness lawn, a canoe and kayak launch, a fenced dog park, and an adventure playground.
Homes in the current Esplanade are priced in the $200,000s. Their sales center is located at 5235 Esplanade Blvd., Lakewood Ranch, or they can be reached by phone at 941-799-5496.
While Taylor Morrison of Florida, headquartered in Sarasota, made the recent purchase, more than 130 Taylor Morrison communities are under construction in North America. In the United States they are also building communities in Arizona, California, Colorado, and Texas. In Canada, their affiliate, Monarch, builds single-family homes and high rise condominiums in Toronto and Ottawa.
